Cancellations & Non-Refundable Charges

Black Squirrel Cottage is a small boutique inn located in the Berkshires. We only book based on the requests made by our guests. Therefore, once a room is booked, we depend on you to honor your booking. It is being held explicitly for you. We do not oversell our rooms. Certain of our fees are non-refundable, including a $50.00 cancellation fee should you cancel for any reason. Your entire stay is non-refundable if you cancel within 2 weeks of your expected arrival date, and we cannot rebook your room for the entirety of your stay. If we are able to partially rebook your canceled room, we will not charge you for any dates we were able to rebook. Travel insurance may be purchased easily and affordably and can provide you with the comfort you may need to maintain travel flexibility, should an emergency arise that requires you to cancel your stay at Black Squirrel Cottage.

Room Occupancy

Rates listed on our website and relayed over the phone are based on two-person occupancy for each room. There is a 2-night minimum stay at Black Squirrel Cottage.

Length of Stay

If you wish to extend your stay, please notify us immediately so that we can determine whether or not we can offer an extension beyond your planned departure date. If you must leave early, we would also request notice as soon as possible to make your room available should another guest desire to stay. Departing earlier than the reserved departure date will be subject to our Cancellation Policy (shown above).

Deposits: Room & Key

A room deposit is charged at the time of booking. We typically charge half the total cost of your stay, with the remainder to be paid upon arrival.

A key deposit of $50.00 is charged at the time of your stay for lost or retained keys. The antique key rings used for the rooms are available for purchase.

Payment

We accept all forms of payment, including credit cards, cash, and gift certificates issued by Black Squirrel Cottage.

Check-in & Check-out

Check-in is at 2 p.m., and check-out is at 11 a.m. Occasionally, we can accommodate an early arrival or a late departure. Please communicate your needs to us, and we will do our best.

Smoking & Use of Marijuana

Black Squirrel Cottage is a completely smoke-free environment. No smoking of any kind is allowed on the property. You may not bring any marijuana product (vape, loose leaf, creams, etc.) on the property that leaves any residual smell of marijuana. Violating our smoking policy will cancel your reservation without a refund and a cleaning fee of $500.00.

Pets

Pets are not allowed in Black Squirrel Cottage.

Household Fees

We reserve the right to charge a household fee of 20% of the room rate for replacing especially soiled bed linens, bath towels, hand towels, or any other items belonging to Black Squirrel Cottage.

Quiet Hours

Our inn is on a quiet residential street. We expect all guests to adhere to quiet hours after 10 pm daily. We reserve the right to remove guests who violate our quiet hours from the property.
